本研究主要探討公劃更新區域劃定之後,對於周邊的不動產價格之影響,資料使用實價登錄所提供之房屋結構屬性資料,以及利用地理資訊系統(SuperGis)獲取路徑資料,透過差異中的差異法取得在都更區域內成功交易之不動產進行估計,自變數包含住宅結構屬性、鄰里屬性與差異中之差異屬性,實證結果發現,在某些更新地區確實發現顯著正向影響房價的效果,但此一效果無法推及至其他地區。
This study mainly focus on the impact of urban renewal delineation time on real estate prices which are undergoing urban renewal in neighborhoods. The housing structure characteristics data provided by the real value registry and the SuperGis are used to collect the path distance, and the difference-in-difference method is used for estimation. The empirical results show that, in some renewal areas, it is indeed found a significant positive effect on housing prices, but this effect cannot be extended to other areas.
